A screened porch is the cheapest way to add a room you will use eight months of the year in this climate. We build screened porches with posts sized for the span and beams that will not sag by year three. Roof tie-ins are flashed into the existing structure rather than caulked against it, and exposed framing is detailed to be looked at, since on a porch the structure is the finish. Screen frames stay tight, doors close properly after a season of use, and the ceiling detail, fans, and lighting rough-in are planned before framing starts.
